A paver patio is one of the most profitable jobs in the green industry — and one of the easiest to underprice. The difference usually isn't the paver price. It's a border course nobody counted, a base that was two yards short, or labor "estimated" from memory of a job that went unusually well.
Here's a pricing framework you can run on every patio, whether it's 200 square feet or 2,000.
1. Start with the real square footage
Every downstream number — base gravel, sand, pavers, edge restraint, labor — keys off area and perimeter. Two habits protect you here:
- Measure the actual shape, not a rectangle around it. Curves, cutouts, and steps change both the material takeoff and the cutting labor.
- Count the border separately. A soldier or sailor course is priced off perimeter, not area. On a 20'×24' patio, that's 88 linear feet of border pavers plus the extra cuts — real money that vanishes if you only priced by area.
Then add a waste factor to the field pavers — commonly somewhere around 5–10% depending on the pattern and how many cuts the shape forces. Herringbone against a curved edge wastes more than running bond in a rectangle.
2. Price the four cost buckets separately
Lump-sum guessing hides mistakes. Separate buckets expose them before the client ever sees a number.

That last bucket is the silent killer. A patio through a 36-inch gate where every yard of gravel moves by wheelbarrow is a different job than one with machine access — same square footage, very different cost. If access is tight, say so in the estimate as its own line or labor adjustment, not a mental note.
3. Estimate labor in man-hours, not vibes
The most reliable hardscape estimators all do some version of the same thing: they carry production rates — how many square feet of each task their crew actually completes per man-hour — and multiply.
The math: quantity ÷ production rate = man-hours. Man-hours × your loaded labor rate = labor cost. A loaded rate includes wages plus payroll taxes, workers' comp, and benefits — not just what the crew member sees on their check.
Track your own rates from finished jobs, even roughly. Your crew's number on "excavate and haul" or "set field pavers" is worth more than any industry chart, because it reflects your equipment, your soil, and your standards. After two or three jobs of honest tracking, your labor estimates stop being the scariest line on the sheet.
4. Charge for overhead on purpose
Trucks, insurance, the shop, the office phone, the estimator's time — none of it shows up in a job's direct costs, and all of it has to be paid for by jobs. If your prices don't deliberately recover overhead, your "profitable" patios are quietly subsidizing the business.
The simple version: know your annual overhead, know your annual field hours, and load a share of overhead onto every estimated hour (or onto each job as a percentage). The exact method matters less than doing it consistently — and re-checking the number at least once a year.
5. Margin, not markup
The classic trap: "I mark everything up 30%, so I make 30%." You don't. A 30% markup on cost is only about a 23% margin on price:

If you want a 30% margin, divide cost by 0.70 — don't multiply by 1.30. On a season of patios, that difference is a truck payment.
6. Sanity-check the finished number
Before it goes out the door, look at the total three ways:
- Per square foot: does it land in a believable range for your market and the material grade? Installed paver work commonly runs somewhere in the $20–$40+ per square foot range depending on region, access, base depth, and material — know where your jobs land and treat big deviations as a flag to re-check, not a discount opportunity.
- Crew-days: divide total man-hours by your crew size. Does "4.5 days" match your gut for this job? If your gut says seven, find out which line is lying.
- Margin after everything: labor, materials, subs, and overhead. If the margin line only looks good before overhead, it doesn't look good.

The mistakes that eat hardscape margins
- Pricing the border by area instead of perimeter (or forgetting it entirely)
- No waste factor on cut-heavy patterns and curves
- "Free" site visits, estimating time, and drive time never recovered anywhere
- Quoting from a similar past job without checking what actually made that job cheap
- Change orders handled on a handshake — scope grows, contract doesn't
- Confusing markup with margin (see above — it never stops costing people money)
